Cost of Renovating a 5m² Bathroom in Spain: What to Compare

The cost of renovating a 5m² bathroom depends on more than its floor area. Wall surfaces, the condition of the installations, the selected fittings and the work included all affect the quotation. A five-square-metre room does not have one fixed renovation price.

This guide explains the items to compare in a bathroom quotation. The previous unsourced price ranges and example totals have been removed: they were not an OBRAPOL offer and did not clearly establish whether VAT was included.

Start with the condition and scope

Record what will be retained and what will be replaced. Changing a vanity and shower screen involves a different scope from removing all finishes, renewing installations and changing the layout. Photograph existing damage, damp or difficult access so these points can be assessed.

The wall area to be tiled can be much greater than the floor area. Include the room height, the intended extent of the tiling and the shower dimensions. Product measurements help establish whether the chosen fittings work with the available clearances.

What to check in the quotation

Demolition and preparation: identify removal of existing fittings and tiles, protection of adjoining areas, preparation of surfaces and waste handling. Clarify which hidden-condition repairs are outside the agreed scope.

Installations: confirm the water, drainage and electrical work included, and whether fittings are staying in their current positions. Moving equipment can change the work required.

Finishes: list the agreed waterproofing, wall and floor finishes, adhesives, grouting, sealants and ceiling work. Confirm who provides the products and how quantities and deliveries are checked.

Equipment: identify the shower tray, screen, taps, toilet, basin, furniture and accessories included. Distinguish supply from installation so the same item is not counted twice when comparing proposals.

VAT and the total payable

Timing, procedures and additional work

Before starting, confirm with the local town hall which procedure applies to the property and the specific work. The absence of structural changes does not by itself establish that no paperwork is needed. Confirm any required technical documentation separately.

The start and completion dates depend on the scope, material delivery, existing condition and contractor availability. Agree how additional work is priced and approved. Ask for any applicable warranty terms in writing rather than assuming a fixed period or a guaranteed increase in property value.
